Position Summary:

The Mechanical QAQC Project Manager is a technical leader responsible for overseeing mechanical quality assurance and quality control activities across complex mission-critical construction projects, such as data centers, life sciences, semiconductor facilities, and hospitals. This role ensures that mechanical systems—HVAC, chilled water, hydronic piping, fuel oil, plumbing, and process systems—are installed and verified in alignment with project specifications, contract drawings, commissioning requirements, and industry best practices.

The Mechanical QAQC Project Manager plays a vital role in the planning and execution of L1 through L3 quality activities, ensuring proper material handling, correct installation, and functional readiness of mechanical systems. This position is field-focused, with an emphasis on early issue identification, root cause analysis, and construction quality alignment across subcontractors, engineers, and commissioning stakeholders.

Key Responsibilities:

Level 1 – Material Receiving and Handling

  • Implement and oversee L1 inspection protocols for mechanical equipment and materials upon delivery.
  • Ensure materials are stored in compliance with manufacturer recommendations and environmental requirements (e.g., covered, off-ground, protected from weather).
  • Perform receiving inspections to verify part numbers, submittal compliance, quantity, and condition of mechanical components (e.g., chillers, pumps, valves, ductwork).
  • Track damaged, missing, or non-compliant materials and coordinate resolution with vendors and procurement.
  • Maintain receiving logs, photographs, and inspection forms within project QA documentation systems.

Level 2 – Installation Verification

  • Execute L2 checklists for mechanical systems, validating conformance with project specifications, mechanical drawings, and coordination models.
  • Inspect piping support spacing, insulation installation, damper locations, access clearances, and equipment anchoring.
  • Coordinate field inspections with subcontractors and provide guidance to correct deficiencies before concealment.
  • Verify slope on condensate lines, drain routing, VAV box orientation, and mechanical system labeling/tagging per standards.
  • Validate proper firestopping, seismic bracing, and coordination with other trades.

Level 3 – Pre-Functional and Turnover Readiness

  • Lead L3 verification of mechanical equipment prior to startup, including connections, controls, valve positions, flushing, and cleanliness.
  • Review and support execution of flushing plans, pressure tests, and hydrostatic testing activities.
  • Collaborate with Commissioning Agents on pre-functional checklists and turnover package documentation.
  • Confirm mechanical systems meet readiness criteria for power-on, energization, and sequence testing.
  • Additional duties as assigned.

Additional Responsibilities:

  • Support the development of project-specific Mechanical QAQC Plans and scopes of work.
  • Lead quality meetings, interface with project engineering and commissioning teams, and report progress to senior leadership.
  • Review submittals, shop drawings, RFIs, and as-built updates to ensure alignment with QAQC objectives.
  • Use construction technology platforms (Procore, BIM 360, Bluebeam, etc.) to manage quality documentation and issue tracking.
  • Mentor and train junior QAQC staff or field engineers on mechanical QA practices.

Education and Experience:

  • Bachelor’s degree in Mechanical Engineering, Construction Management, or related discipline (or equivalent practical experience).
  • 7–10 years of experience with mechanical systems in commercial or mission-critical construction.
  • Deep understanding of ASHRAE, SMACNA, NFPA, IPC, and local mechanical codes.
  • Proven experience performing and leading QAQC inspections across all three levels (L1–L3).
  • Familiarity with commissioning protocols and construction-phase system integration.

Technical Skills and Abilities:

  • Certifications: CxA, PE (Mechanical), OSHA 30, ASQ CQA.
  • Experience in data centers, cleanrooms, or critical healthcare environments.
  • Proficiency in QAQC management platforms (Procore, BIM 360, CMMS, etc.).
  • Strong documentation, communication, and coordination skills.

Physical Requirements
